  • STR (Short Term Rental)  AKA Vacation Home, Airbnb, VRBO, it's all the same to us.

  • We're offering a Free Market Analysis of your property! 

    We want to make sure that any improvements to your property make financial sense from the get-go.  Click the orange button to fill out our 5 minute questionnaire and see how you stack up against the top performers in your market.  We'll also include a custom list of Suggested Improvements to give you an idea of what will make your space shine.

  • After the Market Analysis questionnaire, we just need a little more info:

    Background: What are your goals for the property, short and long term?  How do you manage it?  What do you love or hate about it?  Who are the decision-makers?  Who's your ideal client?  All of those and more factor into how we will customize your design 

    Measurements & Dimensions: You will need to provide dimensions for your space. This includes the overall dimensions of each room and the location of doors or windows. Why? To make sure we can design a plan that works, and spec furniture that fits.

    Inspiration: Provide any design direction, ideas, or location-specific items unique to your property.  Or let us take it and run!

  • For STR Packages:
    Custom Interiors and Architectural Design are tailored to your project and your needs.

    Kickoff Design meeting
    First, we'll chat: tell us about yourself and your property, and we'll collect the stats and any inspiration you have, as well as your existing dimensions & photos. This can be over email, zoom, phone calls, or in person if you are so inclined (note: pricing in the packages assumes remote work only).

    Design Direction

    Next, We'll provide you with your Design Direction Document which includes a summary of the scope of work, inspiration photos, mood boards, sketches, whatever we need to make sure the design concept(s) is headed in the right direction.  If we are on the same page with the design, you approve the design direction and we begin the Final Design Package.

    Final Design Package

    The Final Design Package will contain the items listed in the package summaries, including any extra add-ons like extra rooms, special features, or custom stationery (hello, business cards!) If you'd like, we can touch base and walk you through the final design documents, how to use them, and alllll the fun details!

    Revision & Additional Design
    At this point, we'll go through and earmark any items or design elements you're not feeling. We'll revise and provide alternates. If you've selected other packages as well, we will begin design on those items after approval of the Design Package.

    Project Completion
    All deliverables are complete and you're ready to execute!  You will receive all PDFs and InDesign files as indicated in your package. You can always request a different file format and we will try to accommodate!

  • For your STR Package:
    We try to avoid sticker shock by being realistic and upfront. Before we get started, you'll provide us a sense of your project budget and we will try our very best to work within that (or tell you you're crazy) Furnishing a whole house isn't always cheap - and a little research on what you can expect to spend helps. For some ballpark estimates, here's what we like to budget (for all new furniture):

    Furnishing Budget Tiers:
    Economymarket tier:
    Base unit set-up cost (1 bedroom unit): $20,000
    Each additional bedroom: $3,500

    Midscale market tier:
    Base unit set-up cost (1 bedroom unit): $24,000
    Each additional bedroom: $6,000

    Upscale market tier:
    Base unit set-up cost (1 bedroom unit): $35,000
    Each additional bedroom: $10,000

    Estimating Construction or updating costs (economy-midscale market tier):
    For simple updates like paint, make conservative estimates that give you some wiggle room, think $4/sf.
    For bigger updates, like new floors, estimate: $12/sf
    For Kitchens with new appliances & cabinetry, start at $10,000 - $15,000
    For Bathrooms with new fixtures, tile, and accessories: $1,500 - $5,000
    There's always a more expensive version, and sometimes there's even a way to save a little bit - but in our experience, underestimating your work sets you up for problems, even if it's just a way longer ROI!
    Note: Our construction estimates are based on recent projects we've completed, they will vary based on your location and local trades - please reach out to local companies to get some free quotes for better budgeting (painters or flooring professionals will often walk through with you for a free quote).

     Don't forget to budget $500-$1500 for professional photography, as well as any permit and licensing fees that may be required by your jurisdiction.

    For Custom Design Projects:

    Contractors often use a $/sf calculation and a conversation with a local builder or tradesman will give you a much better idea of cost.

  • You'll start with a deposit tailored to your package, and the remainder will be paid after the delivery of your design.

    When you're ready to start the Essential and Complete packages, we'll send you a digital invoice that you can pay by credit card, check, Venmo, or Paypal.  If you elect both or all three phases, we'll invoice those separately. 

    Custom Design Jobs or our Premium package invoicing is customized to each project, so let's chat about it.

  • Don't worry! We have a measuring guide that will walk you through how to measure correctly.  Measuring is super important - If you are remote or don't have access to your property - we can provide you a design but cannot be responsible if your couch doesn't fit.
    If you need to outsource, let's chat.

    We can offer existing documentation and measuring for an extra $500/1,000sf + travel.

  • We base our designs on what YOU want! We work from your inspiration and our conversations, but design does take a little "trust the process" thinking and every place is different.

    You'll weigh in and approve the initial design direction before we proceed, so we know we're on the same page. 

    Our goal is to make sure you're happy and have a clear understanding of the overall design.  If the design doesn't match what you expected at our Design Direction meeting, we'll give you your money back.

  • You do!

    We'll provide links to all purchasable items within a spreadsheet that allows you to make selections, keep a running total, and swap out things you may have on hand already. This gives you some budget flexibility too - scoop up a great dresser second-hand or do the legwork to find cheaper alternatives. You are responsible for purchase and delivery coordination.

    For select projects, we can purchase some items with a furniture deposit from you if a specific trade discount is needed.

  • Your team will do the unboxing and set up, based on the plans and designs that we create together.
    You'll print the welcome book and the signs, you'll put away the dishes, and you'll hire the painters (or wield the paintbrush).

    Not feeling very handy? We get it - assembling furniture can be the pits, thankfully, a lot of the vendors we use when designing and specifying offer installation or set-up services.  

    For premium packages, we do all that for you. This includes at-cost printing, and at-cost storage for deliveries until our set-up date. 
    Our set-up fees are estimated by time & travel, so if you're local to VA, MD, DC, or PA our fees will be lower.  Premium packages are totally custom to your property, your timeline, and your needs.
